Job Responsibilities
This position is responsible for the joint venture accounting and analysis for the owner reporting segment of our company. The key role of the SA will center on general ledger account activity and analyses with a strong emphasis on the joint venture entities. The SA is responsible for: accurate, consistent and complete reconciliations of assigned general ledger accounts; timely documentation and clearance of identified variances; assigned monthly, quarterly, and annual close activities; ad hoc g/l account variance analysis; budget variance analysis; prepare monthly reporting packages for various joint venture partners; coordinate and prepare various financial reports and financial statements for external/internal auditors. The ability to successfully work in a team environment, to work with multiple departments within the organization, and to multitask are critical in this position.

1) Reporting (40%)
a. In a timely manner, prepare accurate financial reporting for Joint Venture owners on a monthly basis.
b. Facilitate questions from various departments, Joint Venture owners, and upper management.
c. Generate / create / analyze an assortment of team reports prepared by self for benefit of internal customers and external auditors
d. Annually draft financial statements for year-end audits.
e. Support Assistant Manager on special projects/ad hoc requests.

2) Accounting (60%)
a. Prepare monthly close entries related to Joint Ventures.
b. Maintain compliance with Sarbanes-Oxley procedures.
c. Ensure adherence to internal controls and procedures.
d. Perform self-reviews of assigned account reconciliations on a monthly basis.
e. Work toward using creative and technological solutions to better manage department workflows.
f. Create positive, free-flowing communication with the various departments at the company that actively book to assigned accounts and/or that are affected by allocations and accruals so that variances can be quickly resolved.
g. Participate in annual budget process.
h. Successfully complete all assigned monthly account reconciliations in a timely manner and create a plan of execution (with guidance from the manager when needed) for reconciling variances.
i. Track all identified variances to be sure that they clear as anticipated.
j. Gain detailed knowledge of accounting activity and financial position of Joint Venture entities.
k. Read, interpret, and summarize key components of joint venture agreements.


Candidate Qualifications

This position requires a great deal of contact with many groups within the companyincluding, but not limited to: Accounts Payable, Payroll, Billing, Treasury, External Reporting, and Human Resources. Therefore, it is extremely important that the candidate possess solid communication skills.

QUALIFICATIONS

A. Education
Must Have: Bachelor’s degree in accounting
Desired: CPA

B. Experience
Must Have:
At least 2-3 years on-the-job accounting experience
Proficiency in a computerized accounting environment

Desired:
General ledger accounting and reconciliation experience with real estate joint ventures
Public Accounting Experience
Adept in Peoplesoft accounting software
